Beachfront Airbnb Tulum Mexico – 10 AMAZING Rental Options

Everyone wants to stay by the beach in Tulum… and luckily the beachfront Airbnb Tulum Mexico options are plentiful and damn awesome.

If you have never been, Tulum is essentially divided into four sections – the central town, or “The Pueblo” along with neighborhoods Aldea Zama and La Veleta, and the beach section, or the “Hotel Zone.” But don’t be deterred by the name – alongside the hotels there are plenty of Airbnb Tulum beach properties.

After coming here for a few years and living here for 6 months, I have been able to check out quite a wide range of these properties and have listed my favorites for you below. Or if you want to learn more about the Tulum areas and neighborhoods, check my guide below.

Beachfront Airbnb Tulum Mexico Properties and options

To be totally honest, the beach area in Tulum is generally quite a lot pricier. You will generally be spending at least $180-$200 to stay on the beach, to upwards of $800-$1000+ for larger airbnbs with more rooms for groups.

Either way, I have included a few options for truly splurge-worthy Tulum beachfront Airbnb palaces, and some more rustic and affordable jungle paradises too for under $200. Either way with the properties below, you will be able to step from your front door onto the sand and have all the midnight swims you want!

I also have a list of the most unique Tulum stays across the beach, jungle and beyond. If you are just looking for something quirky and interesting, save the article below too. For beachfront, keep reading!

Casa de Las Palmas 4BR Airbnb @ Mahayana Tulum

Capacity: 10

Best for: Larger Groups and families who want to stay ON the beach

Mahayana Tulum is a series of 3 different Tulum beachfront Airbnb properties of varying sizes that are directly on the beautiful soft white sand. I am slightly obsessed with their 4BR property ‘Casa de Las Palmas’ which is constructed in a very sleek adobe style that crosses over between classic Mexican and Greek-looking design.

It’s a true jungle paradise with rooftops, balconies, decks, and incredible design. You won’t find a better location on the beach road.

Casa Bonita 3BR Beachfront Airbnb at Mahayana Tulum

Capacity: 6

Best For: Groups of Friends/Family who want privacy, design, and higher-end ocean views from their window

Casa Bonita is the counterpart of Casa de Las Palmas (Above). Casa Bonita is 3 bedrooms and is the closest and most beachfront airbnb Tulum Mexico can offer – also part of Mahayana Tulum.

Right from the kitchen you will arrive at a private patio and shared pool right on the sand. You cannot get closer to the beach than this amazing Airbnb, which is also conveniently located in one of the main shopping areas of beach road also.

The property offers SUP’s kayaks, beach bean bags, and more. It’s perfect for adventurous travelers who also want to be amongst all the Tulum action and parties.

La Casa de Mia Airbnb – Loft 2 with Rooftop

Capacity: 3

Best For: Couples or small groups of friends/family of 3 who want a more affordable Tulum beachfront airbnb option that is still next to the beach

La Casa de Mia is an amazing beachfront Airbnb Tulum Mexico can offer. It’s technically directly across from the beach (on the other side of the beach road), but if you want a more affordable Tulum airbnb on the beach this might be a better option.

Loft 2 is an upstairs small apartment with a king bed and a twin bed, kitchenette, and my personal favorite – a rooftop. You can chill on the roof or in the shared pool, or walk literally 2-3 minutes to famous beach clubs like Nomade and Be Tulum.

Sueños Tulum Mayan Temple-Style Rooms

Capacity: 5-6

Best For: A super-unique Tulum/Mayan style accommodation experience with amazing design and open plans

Sueños Tulum has quite a few different styles of rooms – all beachfront Tulum Airbnb style. They have a couple different buildings, but the most unique is their ‘Mayan Temple’ building that has 3 floors and is divided into two separate open-plan Airbnb’s.

You can either rent the Temple Penthouse or the Temple clubhouse on Airbnb, or other suites and ocean-view rooms on other booking sites. They are all on the sand.

Jungle

Capacity: 2-4

Best For: A Rustic and quiet jungle getaway steps from the central part of the main beach road, but in the jungle (very affordable for 1 and 2 bedrooms also)

These sustainable eco-bungalows are right behind a popular bar in the main part of beach road, but are removed enough to feel like a getaway. It’s a full jungle immersion experience, with a wooden pathway through the trees to reach it.

The ‘I Scream House’ Cabanas are comprised of 7 different suites and treehouses, one of which has 2 bedrooms and looks out over the trees to the sunset.

While not ON the water, you can reach the beach from these Airbnbs in just a couple of minutes. They have basic outdoor kitchen amenities and separate bedrooms. I can’t stress enough how good of a rate the ‘Panoramic Tree House’ Suite is for two bedrooms on the beach (under $200). While rustic, the views are incredible (over the jungle like a treehouse) and there are two private spaces.

Check the photos and see which suite best suits you!

Hotel Azucar Cabins – Arrecife, Cielo, Mar, Coral, Lunamiel, and More

Capacity: 2

Best For: Couples who want an ocean view from bed

Hotel Azucar has some of the best beachfront airbnb’s Tulum Mexico can offer. You can literally see the ocean from your bed, and hear the waves from everywhere.

Comprized of 9 cabins of varying sizes, this is a boutique hotel on the beach with separate rental cabins. Cabin Arrecife us pictured here, but all rooms are similar and quaint with an incredible location. Not only do they have private terraces and beach chairs, but they are part of a larger area with massage tables and other amenities in the center on Tulum beach road.

Specifically, you will have an amazing beachfront view from Cabin Arrecife, Cabin Coral, Cabana Familiar, Lunamielera, and Selvamar.

Rustic Cabañas Maalix on the beach – Ocean View

Capacity: 2

Best For: The most affordable Tulum beachfront airbnb option – rustic, but on the water.

If you have a town-budget but a beach-lifestyle, cabañas Maalix might be for you. These are the cheapest beachfront Airbnb options I have found, ranging from about $80 for garden-view cabañas (still next to the beach but no view) to about $110-$160 for the ones with an ocean view from the doorstep.

These are VERY RUSTIC – with mosquito nets and lots of openness – but that’s what you’ll get for this price on the sand. Browse through their other Airbnb options; besides the cabaña below, they also have a few “El Nido” hotel rooms with an ocean view and a couple other cabañas.

On the property/nearby there is also a great coffee shop, a little mart, a restaurant, a beach club, and more.

Casa Nawal Tulum – Oceanfront Tent

Capacity: 2

Best For: Couples who don’t mind a trendy glamping experience right next to some great beach clubs and a great yoga/meditation venue

Now, I know that glamping isn’t technically an airbnb, but hear me out… Casa Nawal is a super-trendy Tulum beachfront glamping experience in a perfect area. These huge dome tents are on platforms on the sand (so not as much sand IN your tent) between Ikal and Pancho Villa on Playa Paraiso.

Ikal is a conscious hotel that has a full schedule of yoga, meditation, ceremony, and music all day, every day. You can pop next door for classes, or in the other direction for Pancho Villa, one of the cheaper restaurants on the beach.

You can walk everywhere from here, and the dome tents are actually really spacious and modern.

Amazing Dome Tulum Treehouse airbnb beachfront jungle view

Cozy geodesic dome w/bathtub steps away from Beach

Capacity: 2

Best For: Those who want a super unique jungle airbnb experience close to the beach – more quiet and serene

These ‘geodesic domes’ are essentially elevated treehouse domes with incredible jungle views just on the other side of Tulum beach road. They are super-trendy and will be a more unique airbnb experience near Tulum’s beach.

There are 2-3 of these treehouse domes on the property, as well as other styles of unique and well-designed rooms. You can walk to many beach clubs at the end of beach road, but you won’t want to leave your beautiful dome!

The house is in a classic elegant Mexican style (photo from Airbnb)

Nueva Vida BEACHFRONT Spacious House. Mexican-Style

Capacity: 2-6

Best For: Bigger Groups and an ocean-view in a classic Mexican style

Nueva Vida is a completely new hotel right on the beach, with many different houses/suites of varying sizes and an incredible shared oceanfront pool. They have an amazing 2BR/6 person house which looks to be the best deal for that many people on the beach (and there are not nearly enough group-size beachfront airbnb Tulum Mexico options).

This property is in the central hotel zone area, amongst all the beach clubs and restaurants. You can walk pretty much everywhere – although you won’t want to leave the amazing view right from your porch.

And there you have it – the 10 most amazing and diverse beachfront airbnb Tulum mexico options. Which is your favorite? Which should I add to the list? Let me know in the comments!
